The redevelopment project was a tear down and rebuild of a 50 storey mixed used hotel/condo building. The design team decided to comply with TGS Tier 1, however in working with EVNA Engineering decided to voluntarily comply with TGS Tier 2 requirements. The design team’s decision to pursue this direction was driven by potentially having future greenhouse gas performance requirements or regulations.

In this community, seniors are being priced out of the housing market. This housing project converts an abandoned school into a seniors residence which offers the seniors in the community affordable housing. EVNA Engineering worked with the project owner in a workshop setting designed to consider energy conservation measures. The design team was interested in creating a structure that was net-zero ready while following principles of passive housing design.

The project is a two-tower mid-rise multi-residential complex that share 2 levels of underground parking. By considering high performance metrics, developers are able to gain access to favourable lending terms through the CMHC Rental Construction Finance Initiative.
